How it works

Emergencies, showings, repairs. Sorted on the call.

Your office line rings first, the way it does now. When nobody picks up, the call forwards to your AI receptionist. It takes the caller’s name, number, unit and the problem, and sorts the call by urgency.

  1. Your line rings first

Tenants, owners and prospects call the number they already have.

  2. No answer? It forwards.

Conditional forwarding with your carrier sends busy or unanswered calls to your AI number. About 20 seconds is common; your carrier sets the timing. After-hours calls too, where your carrier supports a rule.

  3. It picks up, as AI

The greeting says it’s an AI receptionist and names your company. Simultaneous call handling is included, day or night.

Where it stops

It won’t touch the lease.

Legal questions, lease terms, rent and payment decisions, and tenant screening stay with you. When a caller asks about them, it takes the details and puts the question in the summary.

FAQ

Questions property managers ask.

Straight answers about after-hours calls, showings, and what stays with you.

Can we keep our office number?

Yes. Tenants, owners and prospects keep calling the number they have, and your phone rings first. You set up conditional forwarding with your carrier so busy or unanswered calls go to a dedicated AI number. A no-answer delay of about 20 seconds is common; your carrier sets the timing.

What happens with an emergency after hours?

Where your carrier supports an after-hours rule, calls can forward to your AI receptionist while the office is closed. It sorts calls by urgency. When a tenant reports an emergency, like a burst water heater, it takes the name, unit and address and alerts your on-call tech right away. What happens next is up to your team.

Can it book showings for vacant units?

Yes. It answers questions from the listing details you give it, like the listed rent, and books the showing on your calendar. In the sample, Jordan asks about Unit 2A, hears it’s listed at $1,395 a month and gets Thursday at 5:30 PM.

Does it treat tenants and owners differently?

It asks who’s calling and why. Tenant repair calls get sorted by urgency, and showing requests get booked. When an owner or a vendor calls, it takes their name, number and the reason for the call, and the summary waits in your dashboard for you.

What won’t it decide?

It never makes legal, lease, rent or payment decisions, and it doesn’t screen tenants or approve applications. It answers the listed rent you provide. Questions about renewals, late fees, deposits or payment plans go into the summary for you to handle.

What if several tenants call at once?

Simultaneous call handling is included, so when a leak reaches more than one unit, tenants can call at the same time. Contact us if you need custom call capacity.

Will callers know it’s AI?

Yes. The greeting says it’s an AI receptionist and names your company. Choose a voice from the built-in library.

How is monthly usage calculated?

$74.95 a month includes 100 AI minutes. After that it’s $0.3495 a minute, measured by the second. Only connected AI conversation time counts; ringing time and calls your staff answer don’t.
